Cottage Insurance Ontario

Insurance for seasonal cottages, year-round recreational properties and secondary homes across Ontario.

Cottage Insurance for Ontario Properties

A cottage can have different insurance needs from your primary home—especially when it is occupied seasonally, left unattended for extended periods, heated with a wood stove or located far from fire protection.

Humberview Insurance Brokers works with multiple insurance companies to help owners find coverage for cottages, waterfront properties and secondary homes across Ontario. We can also help with properties used year-round, shared with family or rented to guests.

Seasonal Cottage or Secondary Home?

How the property is occupied can affect the insurance available.

Seasonal Cottage Secondary Home
Usually occupied during certain months or seasons. Visited Year round
May be closed and winterized for part of the year. Has year-round heating, utilities and road access.
May have limited road access or be farther from fire protection. May qualify for broader coverage depending on the property and insurer.
Often receives fewer visits during the winter. Usually visited and maintained more regularly.

Tell your broker exactly how the property is used. A cottage that is rented, undergoing renovations or left vacant may require different insurance arrangements.

What Can Cottage Insurance Cover?

Coverage depends on the property, how it is used and the insurance company. A cottage insurance policy may include:

Cottage Building Detached Structures Personal Property
Coverage for the cottage following an insured loss. Coverage may be available for garages, sheds and other structures. Protection for furniture, appliances and belongings kept at the cottage.
Personal Liability Additional Living Expenses Water Damage
Protection if someone is injured or property is damaged and you are legally responsible. Coverage may help with additional accommodation costs following an insured loss. Certain sewer backup, overland water or other water coverage may be available.
Equipment Breakdown Docks and Waterfront Property Rental Use
Optional protection may be available for sudden mechanical or electrical breakdowns. Coverage for docks and other waterfront property varies considerably by insurer. Special coverage or permission may be required when the cottage is rented to others.

Coverage availability depends on the cottage’s location, construction, occupancy and use. Location can play a significant role in determining whether coverage such as overland water is available. Docks, boathouses and other structures located on or over the water are typically not covered for flooding, rising water, waves or ice damage. Coverage varies by insurer and must be confirmed in the policy wording.

Ontario Cottage Insurance FAQs

  • Is cottage insurance mandatory in Ontario?

Cottage insurance is not generally required by law. However, a mortgage lender will normally require insurance on a financed property. Insurance also protects you against significant property and liability losses

  • Can I insure a seasonal cottage?

Yes. Insurance is available for cottages occupied only during part of the year. Coverage and eligibility will depend on the property, heating, winterization, access and frequency of inspections.

  • Can I insure a cottage that I rent to others?

Potentially. You must disclose any rental activity, including short-term rentals. The insurer may require special coverage, impose rental limitations or decline certain arrangements.

  • Does cottage insurance cover docks and boathouses?

Coverage may be available, but limits and exclusions vary considerably. Damage caused by water movement, waves, flooding or ice may not be covered in the same way as damage to the cottage itself.

  • Does cottage insurance cover flooding?

Flood and other water-related coverage varies by insurer and location. Sewer backup or overland water coverage may be available, but it must be confirmed specifically rather than assumed.

  • Can I insure a cottage with a wood stove?

Yes, although the insurer may request information about its installation and condition. A professional inspection or certification may be required.

  • What happens if I do not visit the cottage during winter?

Your policy may contain requirements concerning heat, water systems and property inspections. Failure to follow those requirements could affect coverage. Review the exact requirements with your broker.

  • Are boats and ATVs covered by cottage insurance?

No. Boats, personal watercraft, ATVs and other recreational vehicles usually require separate coverage or specific additions to the policy. They should not be assumed to be covered automatically.
