Insurance for Your Office
Even an office-based business can experience property damage, customer injuries, theft, equipment breakdown or an interruption following an insured loss.
Humberview Insurance helps Ontario businesses compare office insurance options for their premises, contents, liability and income.

Certain professions, including legal, medical, financial, architectural and engineering practices, may require specialized liability insurance in addition to an office package.
Office Insurance Coverage Options
An office insurance package commonly combines commercial property and liability coverage. Additional insurance may be required depending on the services your business provides.
| Coverage | What It Can Protect | Coverage | What It Can Protect |
|---|---|---|---|
| Commercial General Liability | Customer injuries and property damage | Building | The office building when owned by the business |
| Contents and Equipment | Furniture, computers and office equipment | Tenant Improvements | Renovations and improvements to leased office space |
| Business Interruption | Lost income following insured property damage | Equipment Breakdown | Certain sudden mechanical or electrical breakdowns |
| Sewer Backup | Certain sewer or drain backup damage | Crime Coverage | Certain losses involving theft, fraud or employee dishonesty |
Professional Liability Is Different
Commercial general liability primarily addresses claims involving bodily injury and property damage. It does not generally cover allegations that your professional advice, service, error or omission caused a client financial loss.
Consultants and other professional-service businesses may require separate professional liability, also known as errors and omissions insurance. Some regulated professions and association members may have access to specialized insurance programs for their industry.

Office Insurance FAQs
-
What insurance does an office need?
An office commonly requires commercial general liability, contents and business interruption coverage. Building insurance may be required when the business owns its premises. Professional liability and cyber insurance may also be appropriate depending on the services provided.
-
Do I need office insurance if I lease my space?
Yes. A landlord’s insurance does not cover your business’s contents, equipment, tenant improvements, lost income or liability. Your lease may also require specific coverage and proof of insurance.
-
Does office insurance cover computers?
Computers and other office equipment can be included under commercial property coverage. Portable equipment used away from the office should be disclosed to your broker.
-
Does office insurance include professional liability?
Not necessarily. Commercial general liability and professional liability cover different exposures. Businesses providing professional advice or services may require a separate errors and omissions policy.
-
Does office insurance cover lost income?
Business interruption coverage may help replace lost income when an insured property loss prevents the office from operating. Coverage is subject to the policy’s limits, waiting periods and conditions.
-
Does office insurance cover employees working from home?
Office equipment used away from the insured premises may require additional coverage. The business should disclose remote working arrangements and confirm how equipment, liability and cyber exposures are insured.
-
Do I need cyber insurance for an office?
Cyber insurance should be considered when a business stores customer information, accepts electronic payments or relies on computer systems. Standard property and liability insurance may not cover many cyber incidents.
-
Is office insurance mandatory in Ontario?
There is no single office insurance policy required for every Ontario business. However, landlords, lenders, franchisors, professional bodies and clients may require specific coverage or proof of insurance.
